Buying Property in Turkey: English-Speaking Real Estate Lawyer in Antalya
Antalya is one of the most popular places in Turkey for foreigners buying property, whether as a holiday home, a place to live or an investment. Buying property in Turkey is straightforward when the title deed, the seller and the contract are checked in advance — and costly when they are not.
Alkan Law Office is an Antalya law firm that acts for foreign buyers from the first viewing to the title deed transfer. Working with an English-speaking lawyer means every document is explained before you sign or pay, and your Antalya attorney can complete the purchase on your behalf if you are not in Turkey.

Immigration LawRules for Foreigners Buying Property in Turkey
Foreign nationals can buy property in Turkey on the basis of reciprocity under the Land Registry Law No. 2644. Most nationalities are eligible, but there are restrictions on the total area a foreigner may acquire and on properties located in military and security zones, which are checked during the purchase process.
Ownership passes only when the transfer is registered at the land registry office. A deposit paid to an agent or developer, or a private sales agreement signed outside the land registry or a notary, does not by itself make the buyer the owner. This is why the timing of payments matters as much as the price.
A property purchase can also be the basis for a residence permit or a Turkish citizenship application, provided that the conditions set by the relevant regulations at the time of application are met.

The Property Buying Process in Turkey
A typical purchase of a completed property by a foreign buyer follows the steps below. Off-plan purchases require additional safeguards.
- 01
Checks Before You Commit
The title deed, encumbrances, zoning and occupancy status of the property and the authority of the seller are verified before any significant payment.
- 02
Contract & Payment Plan
The terms are agreed in writing, including the price, payment schedule, delivery date and what happens if either side does not perform.
- 03
Transfer Preparation
A Turkish tax number is obtained, a valuation report is ordered and the land registry appointment is booked with a sworn translator if required.
- 04
Title Deed Transfer
Both parties sign at the land registry office, fees are paid and the new title deed is issued in the buyer’s name.
Tip for foreign buyers: Do not rely on the agent’s or developer’s lawyer. An independent lawyer who acts only for you is the simplest protection against hidden debts on the property and unclear contracts.
Buying Property in Turkey: Frequently Asked Questions
Can foreigners buy property in Turkey?
Yes. Nationals of most countries can buy residential and commercial property in Turkey. The purchase is subject to reciprocity, area limits and restrictions in military and security zones, which a lawyer checks before the purchase is completed.
Do I need a lawyer to buy property in Turkey?
Using a lawyer is not legally mandatory, but it is strongly advisable. The land registry only records the transfer; it does not check whether the contract protects you, whether the price is fair or whether the property has building or zoning problems.
Can I buy property in Turkey without travelling there?
Yes. With a power of attorney issued at a Turkish consulate, or signed before a notary abroad and certified with an apostille, your lawyer can complete the checks, sign at the land registry and receive the title deed on your behalf.
What is an occupancy permit (iskan) and why does it matter?
The occupancy permit confirms that a building was completed in line with its building permit. Without it, utilities may be harder to connect, the flat may only have a construction servitude instead of full condominium ownership, and some later applications can be affected.
Can buying property in Turkey lead to citizenship?
Turkish citizenship can be acquired through a qualifying real estate investment that meets the minimum value and holding conditions set by regulation at the time of application. The property, the valuation and the payment records all need to meet those conditions, so legal checks are essential.
